Short season, fierce premium for protected harbors. Strong winter storage economics. Newport, Portsmouth, Boothbay, and the Vineyard anchors. Long Island Sound

Dense customer base, limited new supply, valuable existing permits. Slip values are among the highest in the country and absorption is consistently positive in well-run properties.

Mixed coastal and bay markets with strong sportfishing demand and resort-driven transient business in season. Cape May, Atlantic City, Ocean City sub-markets each behave differently.

Heritage East Coast boating market. Strong cruising community, deep liveaboard culture in Annapolis, complex state and federal regulatory overlay. Many family-owned properties now reaching generational transitions.

Carolinas

Year-round boating, growing institutional ownership, sportfishing-heavy customer base on the OBX. Charleston harbor remains one of the most attractive coastal markets in the country.

Coastal GA, Jacksonville, St. Augustine

Georgia & North Florida

Quieter market with less institutional saturation. Some of the best risk-adjusted acquisition opportunities for buyers willing to operate well.

Daytona to Miami

Florida Atlantic

Largest and most institutionally owned marina market on the East Coast. Sportfishing, mega-yacht, and high-volume rental dynamics each shape sub-markets distinctly. Hurricane planning is non-negotiable.

Unique market: tight supply, premium pricing, fragile permitting environment, hurricane exposure that has to be priced into both operations and capital structure.
